DAFZA Company Setup Cost 2026: Licence, Visas, Tax

What a Dubai Airport Freezone company really costs in year one and year two, why quotes differ so much, and the tax and ownership checks Indian and UK founders should run before signing a lease

DAFZA Company Setup Cost 2026: Licence, Visas, Tax

DAFZA company setup cost in 2026 typically runs from about AED 27,500 to AED 38,500 in year one for a service company on a flexi-desk with two employment visas, and from roughly AED 40,000 to well over AED 100,000 for a trading company that needs a real office or warehouse. Dubai Airport Freezone does not publish a public fee schedule, so every figure is a quotation, and the size of the space you lease drives both the price and how many visas you can hold.

That is why the pages ranking for this question disagree by a factor of three: some quote a licence alone, others bundle an office and visas. This guide separates the components, shows a worked budget for year one and year two, and covers the tax and ownership questions that decide whether DAFZA is worth its premium over cheaper zones. If you are setting up a UAE entity as part of an India or UK group, our corporate services team handles exactly this decision and the filings that follow.

Key points

  • DAFZA does not publish a fee table. Consultants who track quotations report service licences on a flexi-desk at about AED 15,000 to 22,000 a year and trading licences with a small office at about AED 28,000 to 38,000 (Velmont Crest, August 2026).
  • Your visa quota follows the workspace you lease, not the licence, so the office decision is also the headcount decision.
  • Dubai Airport Free Zone is a VAT Designated Zone under Cabinet Decision No. 59 of 2017, which matters for companies moving goods, not services.
  • A DAFZA company pays UAE corporate tax at 9% on taxable income above AED 375,000 unless it meets every Qualifying Free Zone Person condition.
  • DAFZA sits under the Dubai Integrated Economic Zones Authority (DIEZ) with Dubai Silicon Oasis and Dubai CommerCity; DIEZ reported 96% occupancy in H1 2026, so space, not paperwork, is often the bottleneck.

How much does DAFZA company setup cost in 2026?

The cost depends on four choices: licence type, workspace, number of visas and whether you need a dual licence to trade on the Dubai mainland. The table below shows the ranges reported by setup consultants in 2026. Treat them as planning numbers and get a written quotation from DAFZA before you commit.

Cost itemTypical 2026 range (AED)Recurring?Reported by

Immigration cardAbout 1,500YearlyVelmont Crest, Aug 2026
Employment visa, per person4,500 to 6,500On each renewalVelmont Crest, Aug 2026

Three things are not in the table and belong in every budget: the bank account (time more than money), bookkeeping and any audit your licence or tax position requires, and professional fees for the incorporation itself. Headline offers such as "DAFZA setup from AED 14,999" generally describe the cheapest licence and desk bundle only, not a company that can employ people and invoice customers.

Why do DAFZA quotes vary so much?

Quotes vary because DAFZA prices are set per application and bundled differently by each agent. One consultant reviewing the authority's own 26-page client guide (January 2026) noted that it contains no fee table, and Velmont Crest confirmed in August 2026 that DAFZA still does not publish a public schedule. Four variables move the number most:

  • Workspace. A flexi-desk, a serviced smart office and a warehouse are different products with very different rents. The space also caps your visas.
  • Activity. General trading and industrial activities cost more than a single service activity, and some activities need approvals from other regulators first.
  • Visas. Each employment visa adds medical, Emirates ID and processing costs, and some offices only support one or two.
  • Mainland access. A dual licence with Dubai's Department of Economy and Tourism lets a DAFZA company trade on the mainland without a separate LLC, at extra annual cost.

When comparing quotes, ask each provider to split the figure into licence, workspace, cards, visas and their own fee. If they cannot, you cannot compare them.

A worked example: year one and year two for a service company

Take a ₹60 Cr Bengaluru firm selling aviation maintenance software that wants a UAE contracting entity near its airline and cargo clients, with one Indian manager relocating and one local sales hire. It needs a service licence, a flexi-desk and two visas, and no mainland trading.

ItemYear one, low (AED)Year one, high (AED)Year two (AED)
Service licence with flexi-desk15,00022,00015,000 to 22,000
Establishment and immigration cards3,5003,5003,500
Two employment visas9,00013,000Usually nil until renewal
Subtotal before bank, audit and professional fees27,50038,50018,500 to 25,500

The year-two figure drops because visa costs fall away until each visa is renewed. Now change one input: if the same firm wanted four visas, a flexi-desk would probably not support them, so the lease, not the visa fee, becomes the expensive line. A trading company holding stock faces a different budget again, because a warehouse at AED 60,000 or more a year quickly outweighs everything else. That is the point where comparing DAFZA with DMCC company setup costs or a Jebel Ali option becomes worthwhile.

What company types and licences does DAFZA offer?

DAFZA registers three company forms, according to setup agents' summaries of its rules: a Free Zone Company (FZCO) with 1 to 50 shareholders and a nominal minimum share capital, a Public Limited Company for larger capital structures, and a branch of an existing UAE or foreign company with no separate share capital. Most founders choose an FZCO. A branch suits a foreign parent that wants the UAE presence inside the same legal entity, but it puts the parent's balance sheet directly behind the branch's liabilities.

Licence categories are trading (import, export, distribution), service (consultancy, IT, professional services), industrial (light manufacturing and assembly), general trading and e-commerce, with the dual licence as an add-on. Pick activities carefully: the licence defines what you may invoice for, and amending it later costs time and fees.

How long does DAFZA company formation take?

Expect about 4 to 8 weeks from kickoff to the first employee holding a stamped residence visa, based on consultants' 2026 estimates. A typical sequence is:

  1. Choose activities and reserve the company name.
  2. Submit shareholder and director KYC: passports, proof of address, and for a corporate shareholder its constitutional documents, attested where required.
  3. Receive initial approval.
  4. Select and sign the workspace lease.
  5. Sign the Memorandum of Association and receive final approval.
  6. Collect the licence.
  7. Obtain the establishment card.
  8. Apply for visas: entry permit, medical, biometrics, Emirates ID.
  9. Open the bank account, commonly 4 to 10 weeks on its own.
  10. Register for corporate tax with the Federal Tax Authority, and for VAT if your taxable supplies cross the threshold.

The bank account is usually the longest step for Indian- and UK-owned companies, because banks want to see who controls the group and where the money comes from. Our guide to opening a UAE corporate bank account for an Indian-owned company covers what they ask for.

Is a DAFZA company tax free?

No. A DAFZA company is subject to UAE corporate tax under Federal Decree-Law No. 47 of 2022: 0% on taxable income up to AED 375,000 and 9% above it. It can pay 0% on qualifying income only if it meets every Qualifying Free Zone Person condition, including adequate substance in the zone, audited financial statements, and keeping non-qualifying revenue within the de minimis limit of 5% of total revenue or AED 5 million, whichever is lower. A software firm billing mainland UAE customers for services, for example, may find much of that income is not qualifying.

On VAT, Dubai Airport Free Zone appears in the list of Designated Zones in Cabinet Decision No. 59 of 2017. That status mainly helps goods: certain supplies of goods within or between Designated Zones can fall outside UAE VAT. Services supplied by a DAFZA company are generally taxed at the normal 5% rate if the company is VAT registered. A service business should not choose DAFZA for VAT reasons.

Remember the other side of the corridor too. If decisions are actually taken by directors sitting in India, the company risks being treated as resident there under the place of effective management test, which is explained in our note on POEM.

What Indian and UK owners must check before signing

For an Indian owner, the money that funds a DAFZA company leaves India under the Overseas Investment framework, so it is reported through an authorised dealer bank. A resident individual can generally invest only in an operating foreign entity that is not in financial services and does not control subsidiaries, under Schedule III of the Overseas Investment Rules 2022. A DAFZA company that will itself hold other companies therefore usually needs an Indian company or a non-resident as the investor. Our explainer on ODI rules sets out the routes.

For a UK owner, the questions are different: whether UK controlled foreign company rules could reattribute the DAFZA profits, and whether the UK parent's people are in practice running the UAE business. Either way, prices between the DAFZA company and its parent need to be at arm's length and documented, which is where UAE transfer pricing work starts.

When DAFZA is the wrong choice

DAFZA earns its price when the airport matters: time-sensitive or high-value goods, aviation-linked services, or a regional headquarters that wants an established address. It is usually the wrong choice when:

  • You are a one- or two-person consultancy with no goods, no need for an airport address and a tight budget. A lower-cost zone will do the same legal job.
  • Most of your revenue will come from mainland UAE customers. A mainland licence, or a zone whose dual licence economics are better for your volumes, may be cleaner, and qualifying income for corporate tax will be harder to show.
  • You need a holding company with no staff. A holding vehicle in a common law zone can cost less and fit a family structure better.
  • You cannot yet staff the entity. An empty company invoicing from Dubai while the team sits in India creates tax risk in both countries, whatever the zone.

DAFZA setup checklist

  • Written quotation that splits licence, workspace, cards, visas and agent fee.
  • Written confirmation of the visa quota attached to the workspace you are leasing.
  • Activity list approved, plus any external regulator approvals.
  • Funding route confirmed with your Indian bank (ODI) or UK advisers before money moves.
  • Bank shortlisted and KYC pack prepared before the licence is issued.
  • Corporate tax registration diarised, and a view on whether QFZP status is realistic.
  • Intercompany agreement and pricing in place before the first invoice.
  • Director and decision-making arrangements that keep management genuinely in the UAE.

How Greenwolf helps

Greenwolf Advisors works with founders and family businesses in the India, UAE and UK corridors on the whole decision, not only the licence: which zone fits the commercial plan, who should own the company, how it is funded, how it charges the rest of the group and how it stays compliant afterwards. Commercial design comes first; the tax position follows functions, risks and substance. If you are weighing DAFZA against other zones, speak to our team or see how we support Indian exporters setting up in the UAE.

This article is general information, not advice for a specific case. DAFZA issues quotations per application and fees change: confirm current figures with Dubai Airport Freezone, the Federal Tax Authority, your bank and your advisers before you act.
